Tailored Packages for Landlords

 

Referencing is an essential process when you are letting out your investment property. Knowing exactly who is moving into your property will help you to make an informed decision about the tenants. At Keenans we understand that the most important thing is strong communication with the tenants. A good tenant managed well will always end positively. As a local independent agent with ties to the community we strive to provide a service which exceeds our landlord and tenant’s expectations.


1. Tenant Find.

We market your property on all major web portals and use our proactive approach to find a suitable tenant.

We also conduct viewings and reference your potential tenant. Once the tenants results have passed, we consolidate all relevant paperwork and will accompany the tenant for the move in appointment. Once the tenant’s have moved in, we log their deposit with the Deposit Protection Scheme and we ensure that the utility providers and local council are informed that there are new occupants residing in the property.

Our Tenant Find package is chargeable equivalent to the first month's rent, subject to a minimum fee of £500*.

Tenant Find Includes :

  • Advise on valuation and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment, professional photography and full colour brochure
  • Carry out accompanied viewings (as required)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Professional photography

  • Accompanied move in and introduction to property
  • Advise all relevant utility providers and local council of changes
  • Collect deposit and transfer to DPS


2. Rent Collection.

In addition to the services provided with the Tenant Find Package, Keenans arrange for the rental payments to be taken from the tenant on the agreed date and distribute the rent to the landlord as required.

Should rental payments be missed, Keenans will also chase any arrears and keep you, the landlord updated.

Our Rent Collection package incurs a setup fee of £360 plus 10% of the rental value per month*.


Rent Collection Includes :

  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Professional photography
  • Full colour brochure
  • Carry out accompanied viewings (as required)
  • Issue monthly statements
  • Advise on valuation and find a tenant in accordance with the landlord guidelines
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Accompanied move in and introduction to property
  • Advise all relevant utility providers and local council of changes
  • Collect deposit and transfer to DPS



3. Fully Managed.

A dedicated, friendly team on hand to assist with any requirements that you or your tenant have. Our specialist property maintenance team will ensure that your property is in the safest hands.

This is best suited to Landlords that prefer not to have to deal with any maintenance issues or disputes directly and simply do not have the time to be of constant assistance to the tenant. The Keenans fully managed package is designed primarily to ensure that our landlords sit back and relax whilst we manage the property for you.

Our Fully Managed package incurs a setup cost of £450 plus 15% of the rental value per month*.

Fully Managed Includes:

  • Arrange APIP Independent Inventory
  • Carry out regular inspection visits and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing quotes)
  • Hold keys throughout the tenancy term
  • Check out service and final inspection
  • Option to retain an emergency fund on the landlord ledger
  • Market appraisal and advice on what is required in order to rent out the property
  • Professional photography, full colour brochure, advertising, lettings board, accompanied viewings
  • Courtesy call to the local authority to establish if the property is in a Selective Licensed Area
  • Collection of deposit and transfer to DPS
  • Monthly rent collection and transfer to landlord
  • Comprehensive check-in process including reviewing inventory, handover of keys and meter readings for start of occupancy
  • Regular inspections to ensure the property is being maintained to the original condition when surveyed
  • Management of maintenance issues as per the landlords instructions
  • Final comprehensive move-out inspection and report, final meter readings

Property Maintenance

Your rental property is a valuable asset which over time will require general maintenance to protect its market value.
With Keenans Lettings you can have the peace of mind that any property maintenance issues that may arise will be dealt with effectively and efficiently.
All our approved contractors have been vetted and all relevant qualifications, insurances and trade bodies are up to date and conform to current regulations.
All our contractors are sourced from the local area and have been passed to us in one way or another from a word of mouth referral with a proven track record of outstanding quality at competitive prices.
Alternatively, utilise your own contractors who are familiar with your property.
Any maintenance issues raised by the tenant or during our periodic visits will be photographed and logged from start to completion.

 

The benefit of the fully managed package

Keenans operate a 24/7 365 days a year contact number for tenants ensuring a Keenans tenant has peace of mind and a landlord is not disturbed unnecessarily.
Landlords who choose to instruct selecting our fully managed service have the option to deposit £250.
